What a cooked attic costs you
The damage runs on three meters at once. Shingles bake from the underside: the asphalt dries out, seal strips weaken, edges curl, and a roof rated for decades starts reading old in its teens. And in winter the same dead air holds moisture instead of heat, condensing on cold decking, which is its own slow rot problem. None of this announces itself the way a leak does, which is how ventilation trouble rides along undiagnosed for a decade at a time.
Balance, not gadgets
Ventilation is a loop, not a device. Cool air enters low through soffit vents, warms, rises, and exits high through ridge vent or other exhaust, and the loop only moves when intake and exhaust roughly match. Most Georgetown attic problems are intake problems: soffit vents that were never generous, or that got buried under insulation added somewhere along the way. Mixing exhaust types, like ridge vent plus turbines plus a powered fan, can short circuit the loop by pulling air from the nearest opening instead of the soffits. More hardware is not the fix. Balance is, and the arithmetic is simple enough that anyone quoting vent work should be willing to show it: intake sized to exhaust, both sized to the attic footprint.
Signs yours is off
You do not need instruments for a first read. Upstairs rooms that will not cool while the AC runs constantly. Shingles curling or aging visibly faster than same age roofs nearby. A wall of trapped heat at the attic hatch in the evening, hours after sundown. In winter, damp or frosty decking and rusty nail tips. No single symptom proves the case, but two or three together usually do. Any of them earns a look during your next roof inspection, where airflow should be a standard checklist line rather than an afterthought.
Fixing it, and when
Published industry cost data for the Georgetown area puts most ventilation corrections between $600 and $2,500: clearing or adding soffit intake, installing baffles so insulation stops smothering it, cutting in ridge vent, removing redundant exhaust. Standalone fixes make sense when the roof has years left. If replacement is anywhere on the horizon, bundle instead, because correcting airflow during a reroof costs the least it ever will and protects the new shingles from their first day. Manufacturers commonly require adequate ventilation as a warranty condition, and starved airflow can reduce or void coverage when shingles fail early. It is one reason careful roofers bring vents up during replacement quotes. Ask in writing how your quote meets the requirement.
Results are mixed. A powered fan can help a starved attic, but with a leaky ceiling plane it may pull cooled air out of the living space, spending electricity twice. Most homes do better fixing passive intake and exhaust first and treating fans as a last resort.
